Our leasing effort includes contacting every chain tenant that is not represented in the trade area as well as those who are, in the event the tenant is looking to relocate. If a satisfactory chain tenant is not secured in a desired retail category, our leasing professionals will solicit regional and independent retailers within the trade area and in similar trade areas by way of letters and cold calls. This proactive, aggressive marketing effort assures our clients that their shopping center is consistently being exposed to a highly qualified broad number of retail tenants. Our retail leasing professionals are trained to recognize and negotiate for economic value the issues in every lease negotiation including financial statement evaluation and underwriting, personal guarantees, basic lease provisions, use clauses and restrictions and expense recovery items. We understand the factors which influence the evaluation of a leasing prospect including operating history, store design, signage, tenant mix, parking impacts, entitlements and construction costs.
